A House of Hide

Grade II* listed Kent townhouse for sale for just £166 per square foot; a similarly sized property in Knightsbridge would set you back £2,000 per square foot

A freehold 2,500 square foot detached 15th century timber framed house just 23 miles south of London has gone on sale for the lowly sum of £166 per square foot ($214, €191 or درهم787 per square foot).

92 High Street in the market town of Edenbridge, Kent – better known locally as both ‘Tanyard House’ and ‘Leather House’ – has been Grade II* listed since 1954 and is known to have been the site of a tannery from the 1660s until the 1960s. It was originally an open hall house, includes accommodation over three floors and comes with a garden to the front and a small courtyard to the rear.

Currently used as three office suites, planning permission was granted in February to convert the building into to semi-detached houses. This attracted much controversy at the time, but a buyer could, equally, look at creating a much grander single-family residence. The catch? The property is adjoined by a vast and rather ugly car park.

Tanyard House will be auctioned by Savills on 19th June 2017 at the Marriott Hotel in Grosvenor Square, Mayfair, W1. An estimate of just £415,000 ($536,000, €477,000 or درهم1.97 million) has been set.

  1. Let’s be sensible here —————— This rat infested hovel needs the wrecking ball and it needs it urgently!!!!!!!!!!! No doubt Edenbridge-ites if they call themselves that want more car parking spaces and here’s the solution!!!!!!!!!!!!!!!!! The council should buy it for around £200k —– what it is really worth ——– and flatten the f***er!!!!!!!!!!!!!!!

  2. Amazing what one can get so close to London for so little. Rod and his little wrecking ball (like his no doubt little penis) should stay in Australia and stop encouraging the desecration of beautiful bits of English history. The tales this building could share are phenomenal and the future for it could be amazing. Imagine what must lie within. A shame the estate agents have not been diligent enough to share pictures.

  3. An interesting bit of info from Wikipedia about the location:-

“Due to its position on the River Eden floodplain, the centre of the town is prone to severe flooding. The worst flood occurred in 1958 before any flood defences were built and led to enormous damage to Edenbridge High Street. In 1968 ten years later, despite the Eden being dredged to prevent the same occurrence, the town was once again flooded after heavy storms. Though there were no fatalities, a helicopter was needed to save a man from his flooded home. Local legend has it that he hadn’t noticed the flood waters rising having been too engrossed in ‘The Forsyte Saga’ on television.”

  4. This property ended up being converted into two 3x bedroom houses and I’m lucky enough to live in one of them! They have done a really job inside and personally I love living here I’m very glad someone invested the time and money to restore it to it’s former glory 🙂
