A roofless repo

£3 million sought for a repossessed, roofless shell set in 1,530 acres of Cumbrian countryside

Repossessions normally come in the form of scruffy semis but at Killington in Cumbria, one has come to the market that is quite something else. The Lilymere Estate, near Sedbergh includes not only 1,530 acres of land but also an unfinished 15,453 square foot house that is lacking in one key detail: a roof.

Lilymere was last sold in 2011 when it was marketed for £2.65 million ($4.2 million, €3.7 million). The purchaser, a since disgraced and struck-off solicitor named Timothy Schools, a man who was involved in a failed £120 million ($190 million, €168 million) fund named Axiom, subsequently demolished the 6-bedroomed stone-built house that stood on the site and began to construct a vast 8-bedroomed replacement but failed to complete it after running out of money.

Now marketed with a guide of £3 million ($4.8 million, €4.2 million) by Savills and the Landwood Group, the estate includes not only a house that lacks windows, doors and a roof but also a 3-bedroom cottage that has been modernised, a 4-bedroom gate lodge, a refurbished boat house and a newly built triple garage.

With 722 acres of freehold land, 186 acres of freehold common and a further 622 acres of sporting rights, there is great potential for someone who enjoys fishing, shooting and stalking. In addition to the 36 acre Lily Mere lake, the estate includes two flight ponds, woodlands planted in 1979-1980 with pheasant shooting in mind and ideal habitat for roe deer.

Of the estate, Andrew Black of Savills commented:

“An awful lot has been invested in it and what has been done has been done to a high standard. You can see what the vision was but they never got to complete it”.

“It needs someone with the vision and the resources to finish it. Within reason, they’ve essentially got a blank canvas to put their own decorative style on”.

“It is a one-off and a special place but it will be a challenge and require further investment. We have been advised by the architects it will take another £1.5 million ($2.4 million, €2.1 million) to finish it”.

    1. They need to start again – the design is completely insensitive to the location in both scale and composition. There also should be some pointed questions asked of the council who approved such a terrible plan. In fact, we ought to name and shame the architects, the planners and the council involved.

    2. Once it has been faced with stone it will look much better – Rather similar to the bungalow that was there before, just higher. It is a good plot of land and will make a good home for a family.
