Reconfigured Lancashire estate for sale for £4.25 million

Businessman Martin Higginson and his wife Maggie have reversed what has happened to most English country estates in buying back properties and land around their Lancashire home, Hay Carr at Bay Horse, near Lancaster. They are now selling the whole property with a price of offers over £4.25 million.

The 8,761 square foot house was originally built for the port and sherry making Sandeman family and purchased by Mr and Mrs Higginson in 1997. In the time since, they’ve not only renovated and extended the main residence, but also purchased land, the estate’s gate lodge and a detached cottage adjoining the Lancaster Canal.

In addition to adding such features as a ground source heat pump and a Sonos audio system to the 6 reception room, 5 bedroom main house, extensions have included a new palm house, library and orangery. Rooms have been reconfigured and outside a maze, tennis court and summerhouse have been built. Planning permission for a cricket pitch and pavilion is also in place.

Situated in 55 acres on the edge of the Forest of Bowland and also including two flats and an entertaining barn, Hay Carr is just 50 miles from Manchester and 18 miles from Preston. Agents Savills describe it as a “beautifully and thoughtfully redesigned… exquisite country estate”.

    1. They’ve merged old and new together very effectively. The decor is homely yet suitable for such a grand pad. I’m a fan.

    2. Absolutely stunning! The Higginson family has done a superb job of restoring a beautiful country house. I do hope the new owners will continue in their footsteps.

      • No other reason than we spend nearly all our time down South and simply haven’t been using it, Glenmore. Its a real shame, but houses like these need to be used. Hopefully we’ll find something that we’ll love just as much on the outskirts of London, possibly Oxfordshire. Time for a new project and chapter. Best wishes.
