Company owning 21,000 Scottish sporting estate placed for sale for £25 million; the process of sale supposedly will also minimise taxation liability
Featuring 21,768 acres in total, 8 miles of fishing on the River Spey, two driven grouse moors, red and roe deer stalking, six farms, amenity and commercial forestry and 32 houses, a company that owns a vast Scottish estate has been placed for sale for offers over £25 million ($32.4 million or €28.9 million) through Davis & Bowring and Savills.
Tulchan Sporting Estates Limited is currently owned by a company based in Switzerland named Jacaranda Consultancy Sàrl. The estate’s previous ‘owners’, Derbyshire plastics industry tycoons Leon and Gillian Litchfield, purchased the property in 1993 and transferred millions of shares to Jacaranda in 2014.
Interestingly, given the estate is in company ownership and despite Mr and Mrs Litchfield and their family being active directors, Capital Gains Tax and Land and Buildings Transaction Tax will unlikely apply to the sale according to Land Matters blogger Andy Wrightman. In an article on his site Mr Wrightman also points out that four tenant farmers at Tulchan have registered an interest to buy their farms under the Agricultural Holdings (Scotland) Act 2003. Their ‘right to buy’, however, has been bypassed given that it is a company rather than a property that is offered.
Of the estate, which has been visited by Edward VII, George V and George VI, Evelyn Channing of joint selling agents Savills told The Scotsman:
“For me personally, Tulchan, from river to moor, is simply one of the very best and we expect global interest in this unrivalled and precious piece of the Highlands”.
