Hampshire estate Hackwood Park goes on the open market for £65 million – making it one of most expensive country houses ever offered for sale in Britain
A Grade II* listed mansion in 260 acres just outside Basingstoke in Hampshire has gone on sale for a record sum.
Hackwood Park includes 51,681 square foot of accommodation, 24 bedrooms and 30 bathrooms. It comes with two gatehouses, two detached houses and a Grade II listed stable yard and coach house but other estate buildings, such as an old sawmill that was sold off for £695,000 ($1 million or €893,000) in October 2015, are in separate ownership.
Standing in Grade I listed parkland complete with “French style vistas”, the mansion is described as being “skillfully designed for a life with service” and is reportedly currently owned by an unknown foreign billionaire through a British Virgin Islands company. Previous owners have included newspaper magnates William Berry, 1st Viscount Camrose and Seymour Berry, 2nd Viscount Camrose and on his death, his wife the Hon. Joan Yarde-Buller – the mother of The Aga Khan IV.
Last sold for £14.5 million at some point between 1999 and 2003 (the equivalent of £21.3 million, $30.8 million or €27.4 million today), Hackwood Park is jointly offered by Savills and Sotheby’s International Realty for £65 million (£94.1 million or €83.5 million).
Both selling agents make clear on their websites that “purchasers may be asked to sign a confidentiality agreement prior to further information being released and provide references and evidence of their financial standing prior to a viewing being arranged” but neither mention the property’s close proximity to the noisy M3 motorway.

It is a beautiful building but it will struggle to sell due to the M3 noise and the fact that it has lost a lot of its parkland to that motorway. The price seems very punchy given foreigners are not buying at this level right now but who knows, someone seriously rich might come along and fall in love with Hackwood Park.
There is something very romantic about this house and I hope that it finds a suitably grand owner. I looked at the photos on the Savills website you linked to and the interior has been well cared for. The current occupant is plainly a person of great taste but as they’d say on Through The Keyhole: “Now who lives in a house like this?”
It could end up being turned into a very swish hotel.
Impressive place but a totally bonkers price, it will never get close to it. If it had 3 thousand acres and wasn’t within earshot of the motorway it would be a different story and nobody is going to pay that for a hotel or conference centre especially as there is a saturation of both in that area.

The interior is simply glorious. The owner is plainly a person of great taste and integrity.
Having had the good fortune to have had endless FREE entrance to this glorious house and gardens when growing up – as my dad worked for Basingstoke Council , he was a Pest Control Officer, and Hackwood Park was in his area, as time went by, the Lord of the Manor – Lord Camrose, who I met on several occasions too, hired my dad as his own ‘Private’ Pest Control/Gamekeeper and paid him accordingly. Got such wonderful memories of long summer walks round the grounds with my mum and dad and our dogs – it was ‘Mother Nature’s’ piece of heaven just on our doorstep xxx I do wish they would open it up to the public again!! They use to when I was younger. Happy, Happy Days and Memories for me xx Sad to see it up for sale xx
