For sale on a lease that has just 33 years remaining, the apartment is subject to a ground rent of £1,250 per annum and a service charge of £2,629 per annum. It is anything but a veritable bargain.

What a charming maisonette, with an Italian style patio and open vault. Worth a lot more than they are asking. Better a box in Knightsbridge, Kensington, or Chelsea, that a mansion Up North.
I fear you are wrong, David, to enfranchise that short lease with a ground rent of that magnitude will cost you an arm and a leg. Jackson, Stops have sensibly priced it as they know idiots will bid it up.
